📦 Why is July 1st the big moving day in Quebec?

Every year, the same phenomenon repeats itself.

🚚 Thousands of trucks traverse the streets, 📦 boxes pile up in front of buildings, and appliances end up on the sidewalks.

While the rest of Canada primarily celebrates Canada Day, Quebec experiences its most important moving day.

But why? 🤔

🕰️ A tradition that goes back a long way

Contrary to what many people think, this tradition is not a recent invention.

For a long time, the grand moving day was held on May 1. The objective was simple: to avoid forcing families to change homes during Quebec winters, when moving was much more difficult.

In the early 1970s, rental rules evolved and most moves gradually shifted to July 1. This period offered several advantages, notably the end of the school year and generally milder weather. ☀️

Today, this tradition is so ingrained that it almost becomes part of our collective identity.

⚖️ Is it still mandatory?

No.

It's probably the fact that surprises the most people.

In Quebec, a lease can now start at different times of the year. There is no longer a general obligation to sign a lease that begins on July 1.

If this date remains so popular, it's mainly because it has become a habit. Landlords, tenants, movers, and even several businesses have organized themselves around this cycle.

🏡 A market that evolves

In my work, I do notice an evolution.

I am meeting more and more people who are looking for a rental condo, a loft, or an apartment at different times of the year.

For many landlords, renting represents a transitional period.

They want to explore a new lifestyle before selling their home. They want to reduce maintenance, simplify their daily lives, or simply check if this new reality suits them.

So it's no longer necessary to wait until July 1 to start this reflection.

🐶 An important reminder for pet owners

Every year, shelters remind us that a move is a particularly stressful period for companion animals.

Some become scared and escape. Others are unfortunately left behind in the confusion.

Some simple gestures can make all the difference:

🐾 Keep animals in a secure room during loading.

🏷️ Make sure their identification collars are up to date.

💧 Arrange their food, water, and medications in an easily accessible bag.

🚪 Avoid letting them move around freely during the coming and going.

A little preparation often prevents a lot of worry.

Even if you don’t plan to sell your property this year, take advantage of the summer to take beautiful photos.

Photograph your facade, your backyard, your deck, your pool, your garden, and all exterior improvements when they are at their best.

Why?

Because life sometimes holds surprises.

If a sale project arises in the middle of winter, these summer photos will become very valuable to showcase your property from the first days on the market.
